Thorn PAT Testing now offers Legionella risk assessments for landlords and letting agents.

I have recently gained Elmhurst accreditation for Legionella risk assessments, which means Thorn can now offer this service directly alongside PAT testing for landlord-supplied appliances.

This felt like the right next step. A lot of the work Thorn already does is for private landlords, letting agents and property managers who want simple, clear records for rental properties without making the process more complicated than it needs to be.

PAT testing remains a core Thorn service. Legionella risk assessments now sit alongside it as another practical check landlords may need for their records.

If you are unsure whether you need PAT testing, a Legionella risk assessment, or both, you can ask Wendy, Thorn’s online assistant, for a guide before requesting a confirmed quote.

Relevant for: private landlords, letting agents, property managers, rental flats, furnished lets, managed properties, property portfolios and landlords preparing a property for new tenants.

Why I have added Legionella risk assessments

Thorn started with PAT testing, and that is still the service most people know me for.

As more enquiries have come from landlords and letting agents, it has become clear that many property owners are looking for straightforward help with rental property records. They do not necessarily want a complicated compliance process. They want to know what needs done, what has been checked, and what they can keep on file.

Legionella risk assessments fit naturally into that. Landlords have a responsibility to assess and manage the risk of Legionella in rental properties. For many normal domestic rental properties, that does not need to be overcomplicated, but it should still be considered and recorded.

What landlords need to know

Scottish Government guidance says private landlords have a duty to carry out a risk assessment of hot and cold water systems for Legionnaires’ disease, to minimise the risk of tenants being exposed to Legionella.

HSE guidance also explains that Legionella risk management should be simple, proportionate and practical. For many domestic-type water systems, the assessment may show the risk is low, but it still needs to be considered properly.

That is the approach Thorn is taking: practical assessments, clear reports and sensible guidance for landlords and letting agents.

What the Legionella service is

Thorn’s Legionella service is a risk assessment for rental properties.

It looks at the hot and cold water system, considers the relevant risk factors, records the findings and highlights sensible control measures where needed.

It is not a water-sampling or laboratory testing service. For many standard rental properties, the important thing is having a clear assessment and knowing what practical steps, if any, are needed.

What Thorn can now help with

Thorn can now help landlords and letting agents with two practical areas of rental property records.

The first is PAT testing for landlord-supplied movable appliances. This can include items such as fridges, washing machines, microwaves, kettles, lamps, televisions, vacuum cleaners and other plug-in appliances supplied as part of the let.

The second is Legionella risk assessments for rental properties, which Thorn can now provide following my Elmhurst accreditation.

Keeping it practical for landlords

Most landlords and letting agents I speak to are not looking for extra admin.

They want a clear service, a clear report and a straightforward way to keep records for the property. That is the direction Thorn is moving in.

Thorn is not claiming to handle every part of landlord compliance. Other checks may still need to be handled by the landlord, letting agent or an appropriate specialist. But for PAT testing and Legionella risk assessments, Thorn can now help keep those records clearer.

PAT testing and Legionella together

Where it makes sense, PAT testing and a Legionella risk assessment can be discussed together.

That may be useful if a property is being prepared for new tenants, if a letting agent is arranging checks across managed properties, or if a landlord wants to reduce the number of separate appointments needed.

For furnished rental properties in particular, both services can fit into the same general aim: keeping property records clear and easier to manage.

Wendy has also been updated

Wendy, Thorn’s online assistant, has also been updated.

As well as helping with PAT testing guide prices, Wendy can now help with Legionella enquiries by asking a few basic property questions, such as the type of property, number of bedrooms, bathrooms, hot water system and whether PAT testing is also needed.

Wendy gives a guide only. I still confirm the final quote and details personally before any booking is agreed.

Who this is for

The new Legionella risk assessment service is mainly for private landlords, letting agents and property managers with rental properties in Glasgow, Bearsden, Milngavie and East Dunbartonshire.

It may be useful when a property is being prepared for new tenants, when records need refreshed, or when a letting agent wants a simpler way to arrange checks for managed properties.

A wider direction for the Thorn blog

The Thorn blog will also start to broaden from here.

PAT testing and Legionella will still be covered, but I also want the blog to become more useful for landlords and letting agents generally. That means more practical articles around property readiness, appliance records, property condition, damp and mould awareness, and preparing rental properties for tenants.

The aim is to make Thorn a useful local resource for rental property checks and property-management topics, not just a place to read about PAT testing.

Thorn PAT Testing’s approach

Thorn PAT Testing now provides PAT testing and Legionella risk assessments for landlords, letting agents and small businesses across Glasgow, Bearsden, Milngavie and East Dunbartonshire.

The Legionella service has been added following my Elmhurst accreditation, and the focus remains on clear communication, practical checks and digital records that landlords and letting agents can keep on file.
